There are always two things to be concerned about when recording real estate documents:

  1. Are they recordable?
  2. Are they valid?

County recorders are glorified bookkeepers of real estate transaction. Their job is simply to register documents, index, and microfilm for public access. THEY DO NOT VERIFY NOR CHECK THE INFORMATION FOR ACCURACY OR VALIDITY. If you present a document on the correct paper size, margins room for stamp, notarized, with basic required information and proper fees they will record anything right or wrong.
